Our Prayers and Thoughts Are With the Kennedy Family

An icon has passed.  Senator Edward Kennedy, died last night, from brain cancer.  As I watched the news this morning, I could see what a strong, supportive person he was.  He stepped in to help both of his brother's famiies when his brothers were struck down, much too young. It is such a large and famous family, that has faced much tragedy and yet, continued to work hard to represent the working people.

Ted Kennedy has been a Unitied States Senator for almost fifty years.  He has been relentless in his fight for medicare, social injustice and healthcare.  He wrote 2500 bills, 300 of them were passed.  He crossed party lines to work on bills that he believed in. His own words are so strong and patriotic, that it does bring a tear to your eye, to know that he is now, silent.

Our thoughts and prayers are with his family.  They, too, are strong and will carry out many of his dreams, as they move forward.  God Bless this Family during their loss.

Here's the Idea Behind the $8,000, Take Advantage of It!

I thought that this money was offered to first time homebuyers, so that, once they were in their new home, that they would spend the $8,000 on improving the new home.  The monies that they would spend on that new home, were to stimulate the local businesses. That being said, why are the buyers expecting every home to have, new siding, new windows, new, stainless appliances, refinished oak floors, new furnace, new roof and the home must be freshly painted.

Hello?  I find it hard to believe some of the feedback that I am getting on my listings.  Some of these items are in the homes, but, not all.  If the Sellers have already dropped their prices to the bottom of their budget, are the buyers still not going to choose their home to purchase because it doesn't have the new stainless appliances?  Maybe.  I think that in our last, high market, because there was so much flipping with homes going on, that the buyers indeed, expect all homes to be like new, inside and out.

Unfortunately, all of them are not.  If you are a Seller in this position, your home will sell.  It will just take longer.  Save money and drop your price, now. More homes, in my area, are selling.  The ones with all of the updates sell much faster than those homes that have partially updated.  If you cannot find the funds to update your home more than it is, then you might as well drop your price now.  Don't wait.  Waiting will only cost you more money in the end.  Taxes, utilites and maintenance.

There are a few buyers who are handy and don't mind painting and cleaning.  Your home should have strong bones.  Meaninng, the structure, the roof, the windows, the electrical service, the furnace (heating system) and the plumbing.  Those buyers will be interested in your home, if it is in their price range.  Again, drop that price. It is the answer to the faster sale. By the way, the $8,000 bailout refund for first time homebuyers expires now on November 30, 2009.

Sticky Weather, Sticky Doors and Keys

Oh my, what a day today has been.  We are in the midst of summer, you know, the hot, sticky, humid days.  These, typically, are the days that you would just love to be sitting in a pool, lake or ocean.  I am working this weekend, because my people are motivated and ready to go.  Though, I work most weekends and don't mind.  It has become a routine for me.  We looked at a few homes today.  Some of the homes were shut tight, they are vacant.  Others were set up by the owners, with lemonade offered at the kitchen counter.  How lovely!  I am happy that they offered to leave refreshments out for the folks who were looking at their home.  You see refreshments offered more often, during the winter holidays.  These sellers are motivated!  It's only August!

Trying to open the doors has been challenging.  The wood is swollen and you really need to push the door, pretty hard, to get it open.  Some of the keys got stuck in the lock, too.  Not sure why that happened, but, certainly, did include that in my feedback.  You do have to get in to see the home, to hopefully, consider buying it.  If there was a smoker in the home, it shows up very strong, in this weather.  Keep the fans on or the a/c.  It does help with the dampness.

Tech Tip That Doesn't Work

 

 

  At this lazy, summer time of year, do you find that all of the tips that you are trying to make work, just won't? Systems are busy, refusing to let you work?  Is it because you would rather be on a beach enjoying the warm, beautiful weather?  Be sure to take a day, every week, and treat yourself to a day of sunshine and rest.  You will come back, twice as inspired and energized for your business.
